What is the cheapest fence to have installed?
Chain link, which starts near $9 per foot. For privacy on a budget, a pressure-treated pine fence with dog-ear pickets is normally the lowest-priced solid option. If the goal is keeping a large dog in the yard on a budget, 5 or 6 foot chain link works well on the big lots common around Billings, and slats can be added later.
Is black aluminum cheaper than wrought iron or vinyl?
Yes for iron, about even for vinyl. Aluminum runs $25 to $75 per foot, which is cheaper than wrought iron at $50 to $85 and overlaps vinyl at $30 to $60. It does not rust, and it lets wind pass through, which counts for a lot on an exposed lot.
How much extra does a gate cost?
Each gate is priced on its own, not by the foot. Width, material, hardware and the size of the gate posts set the price. A walk gate adds the least. Double gates for a camper, a boat or a horse trailer, and any gate with an opener, add the most. Every gate is its own line on our estimate.
How much extra for a slope, brush or an old fence?
These are priced after we see the yard. Around Billings the usual extras are tearing out and hauling the old fence, digging through cobble or sandstone, working along an irrigation ditch, and grades that need site-built panels. Old concrete footings that have to come out add time too.
I got three quotes and they are far apart. Which one is realistic?
Compare what each one includes before you compare the totals. Look at the footage, the height, the lumber or vinyl grade, post size and depth, post spacing, gates, tear-out, the permit and cleanup. A low bid often has shallower posts or wider spacing, and in this wind that shows within a few years. Quotes written for the same scope should be near each other.
Does a fence add value to my home?
A sound fence makes a house easier to sell to buyers with dogs, children or horses, but do not expect to get the whole cost back. Whether it affects your property taxes is a question for the Montana Department of Revenue, which appraises property in the state.
